- Listed — $0. Your full profile, every field we could verify publicly, never hidden and never downranked for not paying.
- Verified — $249/mo. Supply pricing and availability directly so your figures carry a fresh verification date, add your own labeled photographs, respond to correction requests before we re-verify, and get monthly profile stats.
- Featured — $449/mo. Everything in Verified, plus labeled priority placement. This tier is capped at three communities per submarket per care level — we say that number here because the cap is the only reason the placement means anything.
What we ask in return
A weekly availability update by text — under two minutes. A monthly pricing confirmation. That's the whole obligation for a claimed profile.
"Won't showing our openings make us look empty?"
A family working a three-week timeline filters out every community that won't tell them what's open. You don't lose that tour to a fuller competitor — you lose it to whichever community actually answered the question. Availability cuts both ways: "companion suites waitlisted" is a scarcity signal, and it happens to be true.
What no tier changes
The fields, the freshness badges, and the "not publicly disclosed" statements are the same on every profile regardless of tier. Sponsored placement is labeled wherever it affects ordering. We don't sell leads, we don't track calls, and we don't remove listings.
